Managing Principal Broker
As the Managing Principal Broker and Owner of Preferred Residential, I am legally responsible for the brokerage’s registered business name and for supervising all licensed real estate activity conducted under that name, as required under Oregon House Bill 3137 (effective December 2025).
My role is to provide oversight and ensure that Preferred Residential operates fully within Oregon law while maintaining clear, written policies, procedures, and systems that protect our clients, tenants, and brokers.
My Responsibilites Include:
- Establishing, implementing, and enforcing written policies and procedures to oversee the professional real estate activities of all associated licensees, including the proper use of disclosure forms, contracts, document filing and storage, and the handling of client trust funds.
- Managing how unlicensed assistants are used by associated Brokers and ensuring all Brokers are educated on federal, state, and local real estate laws and regulations.
- Reviewing and inspecting documents that may materially affect the rights or obligations of any party in a transaction.
- Verifying that all associated licensees hold active real estate licenses before performing any professional real estate activity.
- Maintaining a system to monitor compliance with statutes, rules, and internal policies.
- Delegating certain supervisory duties to another principal real estate broker through a written supervisory agreement while remaining ultimately accountable for compliance and oversight.
- Ensuring a succession plan is in place, so in the event of my death, incapacity, or license status change, supervisory control and responsibility for the registered business name clearly transfers to another qualified principal broker.
