Most people think of spring as a time for cleaning but preparing your home for the summer months is just as important as getting it ready for winter. Here are some tips for bringing your home out of winter hibernation.
Inside
Clean or replace the filter on your furnace. If you are like most people you haven’t even thought about the filter on your furnace for months. After a winter of heavy use, odds are it needs cleaned or replaced. A clean filter can make a huge difference in the efficiency of your furnace.
Test your air conditioning system. Don’t wait until the first hot day of the season to find out if there is a problem. It will be much easier to find someone to service your system now if there is a problem.
Test the batteries in smoke and fire alarms. While you have the cover off be sure to clean any dust that may have built up. Check to make sure your fire extinguishers are charged and ready for action.
Clean your ceiling fans. Whether you use your fans year-round or not they still have a propensity to collect dust. Especially in Central Oregon. A damp cloth and some all purpose cleaner will get the job done.
Check caulking around windows and doors. If there is a crack bigger than the width of a nickel then you should reapply caulk to prevent water from getting in and cool air from getting out.
Outside
Many people in Central Oregon install foundation vent plugs in winter to help prevent pipes from freezing. Don’t wait too long to remove them as they also serve to keep moisture in.
Turn on the water to your sprinkler system and check for any damage that may have occurreed over the winter. This is also a good time to make sure sprinkler heads are aimed properly. As property managers we usually don’t do this until the middle of April or first week of May as there can still be cold, freezing nights in April.
Clean and inspect gutters and downspouts. After cleaning, flush with water to make sure there are no hidden obstructions.
Winter can be hard on a roof. Check your roof for damaged or missing shingles. Also check for damage to flashing seals around vents and chimneys.
Fertilize your lawn. The experts recommend waiting until you see your grass starting to grow or get green again before fertilizing. Don’t forget that fertilizer needs water or it can “burn” your lawn.
